EVANS PROPERTY GROUP  (Lonsdale Developments Ltd) -  UPDATE 12th AUGUST 2015

Proposed Residential Development North of Southfield Lane, Tockwith

The Parish Council have received notification from HBC that the Evans/Lonsdale Developments Ltd planning application will be considered at the Planning Committee meeting on 18 August 2015 at the Council Chambers, Council Offices, Crescent Gardens, Harrogate at 2pm.

Tockwith Parish Council have requested to speak at the Planning Committee meeting to request a deferral of this application as the Parish Council believe that both the Evans and Linden Homes planning applications should be considered together so that the cumulative impact of all  of the proposed houses scheduled for both developments can be considered as a whole.

Details of the Planning Application and all associated documents can be viewed on Harrogate Borough Council's planning portal - http://uniformonline.harrogate.gov.uk/online-applications and type in the reference number which is 15/02228/OUTMAJ.

HBC are giving all of us an opportunity to help shape the future development of the Harrogate District.  With a growing population, every council in the country has a responsibility to meet their locally identified need for new homes and jobs.

HBC are currently preparing a new Local Plan which will set out how the District should develop and are keen to hear your thoughts.  There is a consultation document available at http://consult.harrogate.gov.uk or it can be viewed in Public Libraries, Crescent Gardens, Ripon Town Hall and Knaresborough House.

The consultation regarding the District Development plan is your opportunity to express an opinion on how you want the District to Develop.  It will take several minutes to complete but if you want HBC to consider your views it is essential to complete it.

The Consultation period closes on 28th August 2015.  The Local Plan affects everyone, so we would encourage you to get involved and have your say.

The Parish Council have considered the consultation document and given the fact that the Parish is likely to see an influx of planning applications before the new Local Development Plan can be implemented they feel that if either of the major developments currently before HBC  for consideration (Lonsdale Developments and Linden Homes) were approved then this community would have provided more than its anticipated new housing need for the villages within the Tockwith with Wilstrop Parish area.

The Parish Council  has therefore submitted the view that of the 5 options to consider that either Option 1 (the majority of new housing, 70%, would be built in the main settlements of Harrogate, Knaresborough and Ripon. In the rural areas the focus would be in market towns, Boroughbridge, Masham and Patly Bridge, and those villages with best access to jobs, shops and services) or Option 2 (Harrogate, Knaresborough and Ripon would still remain the focus for new housing growth.  However, the total percentage amount would be reduced with growth also being directed towards those villages that immediately surround the main urban areas.  The remaining growth would be distributed across the other market towns and a wider range of villages within the District)  are preferred.
